Stream Realty Partners Hires Ben Landes To Lead AI Research Platform

Stream Realty Partners appoints Ben Landes to lead AI-driven research and data strategy across Florida as it expands its commercial real estate platform.
Stream Realty Partners has hired Ben Landes as Director of Market Intelligence and Technology for Florida, the firm said in an announcement on April 23. Based in Miami, Landes will lead the company’s research platform across South Florida, Tampa, and Orlando.
The role focuses on integrating data strategy, market intelligence, and technology into business development and client service. Landes will support brokerage teams, landlords, and corporate clients with market forecasts, portfolio analysis, and custom research tied to specific leasing and investment decisions.
“Data and AI are reshaping how clients make real estate decisions, and as we continue to expand our Florida presence, having a centralized, intelligence-driven research platform will be critical,” said Greg Katz, Executive Managing Director and Partner at Stream, in the announcement.
Expanding A Data-Driven Research Platform
Landes will oversee research across office and industrial sectors, with responsibilities spanning analytics, GIS mapping, and AI-driven applications. The firm said the goal is to provide clients with actionable insights on site selection, tenant strategy, and market positioning.
He joins from JLL, where he spent seven years, most recently as Director of Technology Advisory. In that role, he worked with corporate and institutional clients on deploying AI-powered tools for market intelligence, deal management, and portfolio strategy.
His earlier experience includes research roles at Cushman & Wakefield and 4Acre CRE. Over that period, he supported analytics tied to more than 20 million sq ft of annual lease and sale transactions across Florida, according to the company.
The appointment comes as firms across industries integrate AI into operational workflows to support decision-making at scale. Recent enterprise deployments show how AI systems are being embedded into core business processes rather than used as standalone tools.
Florida Growth And Competitive Positioning
Stream’s Florida expansion provides the backdrop for the hire. The company has been building out a full-service platform across Miami, Tampa, and Orlando, aligning research capabilities with leasing, capital markets, and property management functions.
“Unlike the top-down model common at larger firms, Stream’s structure lets us start where it matters most, with what brokers and clients actually need,” Landes said in the announcement. “The result is research and technology that drives real decisions.”
The focus on centralized intelligence reflects broader competitive pressure in commercial real estate, where fragmented office demand and sustained industrial activity require more granular, localized data. Firms are investing in analytics platforms to improve leasing outcomes, tenant retention, and capital allocation decisions.
Across sectors, companies are treating AI as operational infrastructure tied to performance and efficiency. Large enterprises are deploying AI systems directly into core workflows, from construction to asset management, to improve execution at scale.
Stream said Landes will work with senior leaders including Greg Katz, John Gilbert, Gary Godsey, and Jason Warren to align research priorities with the firm’s broader growth strategy in Florida.
The company, headquartered in Dallas, has more than 1,550 professionals and completes transactions valued at over $11.5 billion annually across office, industrial, retail, healthcare, land, and data center properties, according to the announcement.
